Urethane Flooring Hartford

Customer Name: Hazen Paper

Customer Location: Holyoke, MA

Customer Needs: A flat flooring system that will house a state-of-the-art machine

Coming into this project, New England Floor & Wall had the task of rehabilitating an interior room of their old 19th-century mill building-turned production plant. The floor had deteriorated over time, creating areas that were dangerously thin. Certain areas were completely devoid of a subfloor, with holes looking down 30’ below into the basement. With this room going to house a state-of-the-art machine weighing in many tons, there became a need for a floor that was ‘flat,’ with deviations no larger than 1” per 12’ according to the specifications of this machine, as well as a floor that was sturdy enough to withstand the weight and vibration the machine would produce.

Scope of Work:

  • All areas were prepared using an industrial floor grinder
  • All loose/failing substrate was removed using chipping hammers
  • Vacuum entire floor
  • The floor was sectioned off into 12’ wide columns using berms
  • These berms were created using an epoxy/silica mortar
  • All of the floors to receive the deep fill were primed using a 100% solids epoxy
  • All areas that were severely broken were pre-filled using an epoxy/silica mortar
  • Following the pre-fill, NFW installed over 10 tons of epoxy/silica mortar to ensure the floor would be flat
  • Once the floor had time to cure, all areas were prepared using an industrial floor grinder
  • This process removed any trowel marks that had been left behind
  • Vacuum entire floor
  • Install a thixotropic epoxy coat, allowing the material to penetrate only enough to create an adhesive bond
  • Install a high-performance topcoat to areas respectively.

Leicester Public Library Renovation: Mosaic Terrazzo Restoration, Repair, Deep Filling, and  Epoxy Terrazzo Installation & Polishing

An “original to the building” mosaic terrazzo floor had been discovered under a rug that was torn up during the demolition phase of the Leicester Public Library Renovation in Leicester, Massachusetts. The floor had some major cracks, deep penetrations, elevation issues, remaining layers of rug mastic contaminating grout lines as well as still adhered to large areas of the floor, and also had cementitious areas within the floor that built-in bookcases had been installed on that were in poor condition (shown below).

It was decided to come up with an epoxy terrazzo mix to infill the cementitious areas using Red aggregates. A sample composed of Red Cedar aggregate blend, silica sand, and a custom mixed General Polymers color was chosen for the terrazzo installation. The Infill areas were cut and chipped out, and deep filled with epoxy mortar to a depth of 3/8″ in preparation for the epoxy terrazzo. The next day the epoxy terrazzo was installed. The following day the infills were rough ground and a grout coat of resin was applied to fill any pinholes (shown below).

After allowing the grout coat to cure, the epoxy terrazzo was ground with 30/40 metals to full aggregate exposure.
These areas were then ready to be restored and polished with the rest of the floor (shown below).

The floor was then ground and honed with a 6 step process using progressively finer grits of diamond tooling. A final pass was made using a Marble polishing compound and polishing pad. The floor was then cleaned thoroughly, sealed with a Stain Protector, and given a Final Burnish to “pop’ a mirror finish on the floor.

Throughout the years, many options have emerged for finishing the floors in an office workplace. Each has its pros and cons; however, with newer technologies, some options have shown themselves to have more pros than others. Continue below to find out which option is right for you.

Traditionally, broadloom and tiled carpets, as well as vinyl composite tiles, have been the go-to for the office workplace. Broadloom and tiled carpets are noted for being ergonomically friendly, as well as “warm feeling,” however they are hard to keep up with the maintenance. Over time, contaminants from the outside are brought in by many factors, which build up in the layers and become a harbor for bacteria and allergens, causing what has been termed “sick building syndrome.” Vinyl composite tiles are known to be cost effective to install but have a very rigorous maintenance schedule that requires regular waxing and polishing (which increases the overall cost of ownership!)

When natural surface flooring is installed, including wood or stone, a visual appeal is created that leaves many people thinking “Wow!” when they first see it. However, the cost to install these types of floors tend to be an expensive option and requires a maintenance schedule. Wood types of floors tend to scratch or get indentations due to use. Whereas stone, although hard, has the chance of cracking or chipping with impacts from normal use. Also, due to the nature of these materials and their porosity, they are known to stain.

Viable Solutions

New England Floor & Wall provides industry leading solutions for your flooring needs at all price points. These finishes provide top of the line protection for your business investment and come in a multitude of varieties, including (but not limited to):

  1. Grind & Seal” Flooring– One of the most cost-effective systems we supply, this can be completed in as little as one day. These are mainly performed on the “back end” of buildings, but in recent years have been used in the office workplace to provide an affordable means of dust proofing, while still maintaining an aesthetically pleasing floor. Note that these are primarily clear, and any imperfections that remain in the floor after preparation will be sealed into the floor. Just remember…imperfections add character!
  2. Solid Color Resinous Flooring– This is an industry standard, and provides all the protection, without breaking the bank. A typical three coat system will take 3-5 days, depending on the condition of the existing floor.
  3. Decorative Flake Resinous Flooring- Similar in nature to the solid color resinous flooring, decorative flake flooring is typically a four-coat system and will take 4-6 days. This system creates a textured floor, is customizable, and allows the customer to choose their flakes from a range of colors and sizes.
  4. Reflective Metallic Resinous Flooring– Newer to the scene, this system creates stunning designs that can be a multitude of designs, with the possibilities being limited by the imagination. Although many designs are made to resemble the look of granite or marble, each finished product is a unique design that is created using many techniques.
  5. Concrete Polishing– A polished concrete floor has many price points depending on which finish is preferred. Polishing starts at a flat (100 grit) look that still provides the dust-proof qualities of a polished floor with no clarity, up to a highly polished (3000 grit) look that produces a high level of shine, as well as total clarity.

Containment Area Flooring

With the varying needs of businesses to have interior containment areas built, New England Floor & Wall will build secondary containment spaces specifically to not allow any liquid from spreading elsewhere.

These areas are primarily required to resist degradation when exposed to specific chemicals or liquids, pH fluctuations, as well as caustic solutions. Containment areas provide added security when storing a multitude of liquids, and have options available for many different requirements, such as (but not limited to):

Storage Tank Insurance – Many high priority facilities store large amounts of raw material on site. Regulations require that these containment areas be able to hold 10% of the total volume stored, or 100% of the largest tank as insurance if there to be any failures.

Wash Down Procedure – Areas that receive frequent wash downs may benefit from a containment area surrounding the drain, as this will reduce the risk of contamination.

Water Reclaiming/Recycling – Many businesses nowadays are reducing their carbon footprint by whatever means they can. Grey water systems, when combined with containment areas and water recycling, helps reduce this by eliminating the carbon emissions associated with pumping and treating used water.

That being said, NFW uses various measures, including novolac epoxy, vinyl ester resins, as well as various chemical resistive products to refinish an existing or create a new, containment area as needed in each situation.

These areas can be impregnated with fiberglass to increase the structural integrity. They are finished with custom berms and cove base, and can be created with spark proof, anti-conductive or electro-static discharge (ESD Flooring) materials as needed.

With polished concrete becoming a dominant force in the commercial flooring industry, there are a few things to note when looking to get your floors finished:

Does your business handle materials that stain? Both systems can potentially have excellent stain resistance. As the polished concrete floor is sealed and has densifier applied, a chemical reaction occurs, causing the concrete to harden and create a floor that is dense enough to repel liquids such as water, oil, and grease.

Does your business handle chemicals? Although polished concrete that has been treated with a densifier has excellent stain resistance, it doesn’t compare to the chemical resistance of having a resinous floor installed. Many products in today’s commercial industry are caustic, which if spilled and left for too long, break down porous concrete and will cause permanent damage. While polished concrete is limited on this type of resistance, resinous flooring has many options available to fit your business-related needs.

Is Your Business Static Sensitive? It was thought for many years that bare concrete (a floor that has no sealer) had the best anti-static properties. However, with technologies of today, we know that bare concrete is porous, and has the ability to take in moisture, and while it may be true that when bare concrete is dry it may be non-conductive, the wet parts of the year actually produce dangerous levels of conductivity. Polished concrete can be treated with an electrostatic discharge (ESD) sealer, that can create reduce the conductivity in the floor. While treated polished concrete can be sufficient for certain businesses, it still doesn’t compete with anti-static qualities of a resinous floor specifically designed to do so.

Will Your Business Be Able to Shut down? While it may not seem like it would affect your choice, this question may actually end up being your deciding factor. Every day that a business isn’t able to function, that business incurs numerous expenses. For example, on May 29th, 2018, Starbucks made a decision to close all of its U.S. Based stores, more than 8,000 locations across the country, for just an afternoon, which could have incurred up to $12 million in losses. Not all businesses can afford to shut down to have their floors refinished, which is where polished concrete may be a better candidate. Polished concrete can be performed during, or after, business hours as it produces minimal contaminants when done correctly.

Let New England Floor & Wall answer these questions and any more that you may have today!
